    Whittier is Boulder's original neighborhood — the 1859 grid of Victorians and bungalows north of Pearl Street, where a house is a five-minute walk from the mall and the Farmers Market. It is also one of the most expensive sub-markets in the city per square foot at $789 — behind only Mapleton Hill and Chautauqua — and one of the slowest to sell: homes list about 4% above market value, close at 98.0% of asking, and more than a third of listings are still available after two months.

    The neighborhood

    Whittier runs from Broadway east to 26th Street and from Canyon Boulevard north to Bluff Street, with the Pearl Street Mall on its southern edge. Platted in 1859, it is one of Boulder's first neighborhoods, and Whittier International Elementary at 2008 Pine Street, opened in 1882, is the state's oldest continuously operating school. The county assessor's appraisal area also takes in the small Sunset Hill enclave on the hillside northwest of Mapleton, a handful of view lots whose sales run to eight figures and account for the $14.5M top of the price range here.

    The housing reads in layers a century deep: 1890s–1920s Victorians and Queen Annes on Pine, Spruce and Mapleton, porch-front bungalows from the 1900s–20s, mid-century infill, and a steady run of contemporary rebuilds and pop-tops — a third of the homes that have sold since 2021 were built before 1950 and nearly as many since 2000, one of the widest spreads of any Boulder sub-market. Lots are small, a median 4,800 sq ft, and many of the older houses carry historic-landmark or district review. The condo and townhome share is high for a house neighborhood, 30% of sales, split between the loft and mixed-use buildings along Pearl and Walnut east of 20th (2201 Pearl is the busiest) and the smaller apartment-to-condo conversions toward Canyon. Old Town East, the blocks between Folsom and 26th, is where the rebuilds and the newer townhomes cluster.

    What Whittier sells is walkability: Pearl Street, the Boulder Theater and eTown, the Spruce Street pool, the Thursday-night cruiser ride, pocket parks and bike lanes on every north–south street. What it charges for that is parking — permit zones and limited garages — and a renter share near two-thirds, with student housing on the southern blocks near campus. Schools are Whittier Elementary (an IB primary programme), Casey Middle and Boulder High. Turnover is low: 25–40 sales a year in a neighborhood of a few thousand homes.
