Shanahan Ridge, Devil's Thumb and Rolling Hills are the last streets before the Flatirons in South Boulder — 1970s homes on the slope above Table Mesa, where the Mesa Trail and the Shanahan Ridge trailheads start at the end of the block. The 2025–26 median is $1.15M, a fifth above the Boulder median, and the market is quick but not frenzied: homes sell at 98.7% of asking in 38 days, more than a quarter close over asking, and only one buyer in ten pays cash.
The neighborhood
The sub-market is the western edge of South Boulder, uphill from Table Mesa Drive and Lehigh Street and against the city's Mountain Parks open space. Devil's Thumb, named for the rock spire above it, is the steeper, foothill-adjacent section of narrow curving streets with walkout basements and view lots; Shanahan Ridge, south of it, is the later, more planned development with internal paths and several HOA-governed clusters of townhomes and patio homes; Rolling Hills fills in between them and Table Mesa. South Boulder as a whole was built out in the 1950s–70s as NCAR rose on the mesa above, and these streets were the last phase: the median sale here was built in 1976, nothing predates 1950, and almost nothing has been built since 2000 — this is a neighborhood of remodels and pop-tops, not rebuilds.
The housing mix is more varied than the single-family label suggests. Alongside 1970s two-story and split-level houses on the view streets are attached and patio homes on small lots — the median lot in a 2025–26 sale was only 4,300 sq ft, and the typical home a 4-bedroom, 2-bath, 1,730 sq ft house — which is why the price range runs from $375K to $3.3M and why the middle half of sales spans $813K to $1.94M. Devil's Thumb carries the premium for views and the trailhead; the Shanahan Ridge townhome clusters are where the $600K–$900K sales are.
The draw is the trail system: the Mesa Trail, Shanahan Ridge and the Big Bluestem loop are walk-from-home hikes, and the Bear Creek path runs to campus and downtown by bike. Table Mesa Shopping Center, the South Boulder Recreation Center and Viele Lake are a few minutes away, and the Table Mesa Park-n-Ride puts the Flatiron Flyer to Denver within reach. Schools are Bear Creek and Mesa Elementary, Southern Hills Middle and Fairview High. Turnover is modest, 25–50 sales a year, and condo sales are too few in 2025–26 to publish a median.
