The Willows is a single late-1980s subdivision of four-bedroom family houses on the north shore of Twin Lakes in Gunbarrel, eight miles northeast of downtown Boulder. It is a small sub-market — 28 sales since 2021 — and one of the tightest-priced in the county: every sale since 2021 landed between $800K and $1.4M, sellers list slightly below market value, and homes go under contract in a median 38 days at 99.1% of asking, with a third closing over.
The neighborhood
The Willows sits between Twin Lakes Road and Lookout Road, west of Spine Road and east of 63rd Street, with the Twin Lakes open space on its south edge. The two lakes are irrigation reservoirs run by the Boulder and Left Hand Ditch Company since 1910; Boulder County owns the land around them, and the two easy 0.7-mile loop trails, the off-leash west lake and the heron-and-turtle wetland are the reason the neighborhood exists where it does. Gunbarrel itself grew up around the lakes from the 1960s, pulled by the IBM plant on the north side of the community and, later, by the tech and natural-foods employers along the Diagonal Highway.
The houses were built between about 1980 and 1992 — the median build year of homes sold since 2021 is 1988, and nothing here predates 1950 or postdates 2000. They are two-story, three-to-five-bedroom family homes of roughly 1,900 to 3,700 sq ft on lots near 8,900 sq ft, with attached garages, finished basements and the cedar-and-brick fronts of the period, on cul-de-sacs such as Brandywine Court and Robinson Place. A small homeowners association covers common areas. Because the stock is so uniform, prices are too: the entire 2021–26 range runs from $800K to $1.4M, the narrowest of any Boulder sub-market of this size.
Gunbarrel is largely unincorporated Boulder County with its own public improvement district for parks and services, so residents deal with the county rather than the city for most things, though water and sewer are municipal. Heatherwood Elementary is a short walk; middle and high school are Boulder Valley's Platt and Fairview or Boulder High by assignment. Gunbarrel Center and the shopping centers on Lookout and Spine roads, the breweries along the Diagonal and the Boulder Country Club's golf course are within a mile or two, and the RTD 205 and J routes connect to Boulder and Longmont, though most residents drive the Diagonal (15 minutes to downtown) or work from home. Turnover is low — three to eight houses a year — and nobody sells a condo here because there are none.

At $464 per square foot the sub-market is 16% cheaper than Boulder per foot, which is the Gunbarrel discount: the same money buys more house eight miles from Pearl Street. Annual medians have moved between $907K and $1.22M since 2021 on three to eight sales a year, so the swings reflect which houses happened to sell (finished basements and updated kitchens push a house toward the top of the range) more than a trend.
