The Powderhorn and Willowbrook complexes along Gunbarrel Avenue and White Rock Circle are one of the closest things Boulder has to an entry-level condo market: 1980s two-bedroom units with a 2025–26 median of $409K, less than half the Boulder median. They are also one of the more competitive pockets in the county — sellers here list about 3.5% below market value, sell at 99.4% of asking in 38 days, and fewer than one listing in twelve is still available after two months.
The neighborhood
This sub-market is the cluster of condominium and townhome complexes on the east side of Gunbarrel, between Gunbarrel Avenue, White Rock Circle and the Boulder County open space that fronts Gunbarrel Commons park. Gunbarrel itself grew up around the IBM plant in the 1960s and filled in with subdivisions through the 1980s and 90s; it sits a couple of miles northeast of Boulder across a band of farmland, and it is split between the city limits and unincorporated Boulder County, a line that has been debated for decades without resolution. The complexes here are largely on the county side, which in practice means county road maintenance and the Gunbarrel Public Improvement District rather than city services.
The housing stock is unusually uniform. Powderhorn was built in the 1980s as two- and three-story wood-frame buildings with wood-burning fireplaces, a pool, hot tub, tennis courts and a fitness trail on shared green space; Willowbrook and the neighboring Willow Springs, Hunter Creek, Huntington Point and Habitat associations are of the same vintage and jointly fund the Commons park. The typical unit that sold in 2025–26 is a 2-bedroom, 2-bath, 1,030 sq ft condo built around 1984; nothing here predates 1950 and nothing was built after 2000. The one-in-ten sales that are detached houses are on the edges of the assessor area, in the $900K–$1.1M range, and price like the rest of Gunbarrel rather than like the condos.
Amenities are Gunbarrel's: the King Soopers center and the Gunbarrel brewery district anchored by Avery Brewing, Celestial Seasonings on Sleepytime Drive, Twin Lakes open space and the LoBo Trail toward Boulder Reservoir, and walking or short-bike distance to the office parks that employ much of the area. Schools are Heatherwood Elementary, Nevin Platt Middle and Boulder High. Transit is thin — RTD Route 205 and the BOLT — so most owners drive the Diagonal. Turnover is steady at 30–55 sales a year, nearly all condos, which makes this one of the most liquid condo markets in the county.
