    The neighborhood

    The sub-market is the northern tip of Gunbarrel — the cul-de-sac subdivisions north of Lookout Road between Spine Road and the Boulder Country Club golf course, about seven miles northeast of downtown Boulder. Gunbarrel itself is an unincorporated census-designated place of roughly 9,500 people, separated from the city by two miles of agricultural buffer and open space, and this end of it is governed by Boulder County rather than Boulder City Council: in 2024 the Homestead subdivision petitioned the county commissioners to form a public improvement district to repave its roads, which tells you both who maintains what and how the neighborhood organizes itself. The homeowners association handles covenants and common areas.
