    Heatherwood is the 600-odd ranches and split-levels of 1967–87 Gunbarrel, five miles northeast of downtown Boulder in unincorporated county, with its own elementary school, Twin Lakes at the back door and the Boulder Reservoir up the road. It is the most competitive sub-market in Ownify's Boulder model: the cheapest detached-house market in the city, sold at exactly asking in a month, with nearly four in ten sales closing over ask and almost no cash buyers.

    The neighborhood

    Gunbarrel sits on the plains northeast of Boulder, separated from the city by a couple of miles of farmland and open space and reached by the Diagonal Highway. It grew up around the IBM campus that opened in the mid-1960s; the subdivisions filled in through the 1980s and 90s, and by the 2020 census about 9,500 people lived there. Heatherwood is the largest of those subdivisions — more than 600 homes on the curving streets south of Lookout Road and west of 75th Street, built between 1967 and 1987 — and it is in unincorporated Boulder County, not the City of Boulder. That distinction has never been resolved: annexation of the county parts of Gunbarrel has been debated for decades. In practice it means the county sheriff and county roads, county land-use rules, and a homeowners association that maintains common ground and the neighborhood's rules.

    The housing stock is unusually consistent. Every sale here since 2021 was a detached house, and every one of them was built between 1950 and 2000 — the median in 1970 — with a median 2,060 sq ft, four bedrooms and two and a half baths on a 9,000 sq ft lot. Ranches and split-levels dominate, many with finished basements, and the range of sale prices is the narrowest in Boulder: from $599K to $1.33M in five years, with the middle half of sales between $733K and $870K. Unlike the mountain and plains sub-markets, most Heatherwood homes are on piped water and sewer rather than wells and septic, so the county status shows up in taxes, services and zoning rather than in the utilities.

    Heatherwood Elementary sits inside the neighborhood, typically feeding Platt Middle and Boulder High. Twin Lakes open space — two reservoirs with flat walking and fishing trails — borders the neighborhood, the Boulder Reservoir's swim beach and boat ramp are a few minutes north, and the LoBo Trail gives a paved bike route to both Boulder and Longmont. Gunbarrel's own center has grown up around Avery Brewing, Celestial Seasonings and the shops on Gunpark Drive, where urgent care and family clinics also operate; Pearl Street is a 15–20 minute drive, and RTD's 205 and BOLT buses serve the corridor. Turnover runs to roughly 15–20 sales a year.
