    The Boulder Country Club and Gunbarrel Green blocks are where Gunbarrel is most like a suburb and least like Boulder: 1970s–80s four-bedroom houses on third-of-an-acre lots wrapped around the golf course, five miles northeast of downtown across the open-space buffer, most of it outside the city limits.     The neighborhood

    Gunbarrel grew up around IBM, which opened its plant on the Diagonal Highway in 1965; the houses came in the decade after, and the Boulder Country Club's 18 holes became the centerpiece of the Country Club Estates and Gunbarrel Green subdivisions on the north side of Lookout Road. This sub-market is those neighborhoods: the loops and cul-de-sacs off Lookout, Spine Road and Gunbarrel Avenue, with Twin Lakes open space to the west and the Heatherwood blocks to the east. Most of it is a census-designated place, not the city of Boulder — the community of roughly 9,500 people sits in a patchwork of city and unincorporated county, separated from town by farmland and open space that the city has deliberately kept undeveloped. In practice that means county rather than city government for the unincorporated blocks: the county sheriff and a rural fire district, water and sewer through district agreements rather than city utilities, county building and land-use rules, and property that is not subject to city ballot measures or city sales tax. A Gunbarrel Public Improvement District, formed in 1993, taxes itself for local upkeep. Annexation has been debated for decades without resolution.

The stock runs from original tri-levels and two-storeys with attached garages to fully rebuilt homes on the fairway lots, plus a scattering of larger custom houses — the price range since 2021 runs from $270K to $6.55M, with the top end being a handful of estate-scale properties rather than a tier of the market. About 27% of sales are condos and townhomes, in the complexes along Spine Road and Lookout, which trade at a median of $413K and are a completely different market from the houses.

    Life here is car-and-bike rather than walk: Gunbarrel Center and the brewery cluster (Avery, Finkle & Garf, Beyond the Mountain), Celestial Seasonings, the King Soopers on Lookout, and the LoBo trail and Twin Lakes loop for exercise. Boulder Reservoir is a short drive. The commute to Pearl Street is 15–20 minutes by car and about 30 by bike on the Diagonal path; RTD's 205 and J routes serve the area. Schools are Heatherwood Elementary and Platt Middle, with high school assignment (Fairview or Boulder) depending on the block. Turnover is 45–63 sales a year, with a steady 11–19 of those being condos.
