# North Carolina First-Time Home Buyer Programs: What You Can Actually Get in 2026

Quick answer

North Carolina first-time buyers have three main sources of help: the NC Home Advantage Mortgage with down payment help up to 3% of the loan, the NC 1st Home Advantage with $15,000 in forgivable assistance, and local city programs. ## What programs does North Carolina offer first-time home buyers?

The NC Housing Finance Agency (NCHFA) runs the two statewide programs, and we check both for every North Carolina buyer.

- **NC Home Advantage Mortgage.** Open to first-time and move-up buyers. It provides down payment help up to 3% of the loan amount as a 0% interest deferred second mortgage.
- **NC 1st Home Advantage.** $15,000 in down payment help, limited to first-time buyers, military veterans, and buyers in targeted census tracts.

## Who counts as a first-time home buyer in North Carolina?

You qualify if you have not owned a principal residence in the past three years. That covers more people than the name suggests: prior owners who have rented for three years, people who owned only investment property, and people who owned with an ex.

Military veterans skip the first-time requirement for the $15,000 program entirely, and so do buyers in targeted census tracts.

## What are the income and price limits in 2026?

Limits are set by county and household size, not statewide. As of the latest NCHFA update, Wake and Mecklenburg counties allow household income up to $152,000 for households of three or more, and New Hanover allows $114,000 for one or two people.

Compliance counts total household income of every adult occupant, not just the borrowers on the loan. Sales price caps run roughly $480,000 to $495,000 depending on county. The minimum credit score is 640 for standard properties and 660 for manufactured homes.

## How does the $15,000 NC 1st Home Advantage actually work?

It is a 0% interest deferred second mortgage, not a grant, and the difference matters. Nothing is due monthly. Forgiveness starts in year 11 at 20% per year, so the full $15,000 is forgiven after 15 years in the home.

Sell or refinance before year 11 and you repay the full amount from proceeds. Sell in years 11 to 15 and you repay the unforgiven share. That structure works for buyers who plan to stay, and it is a real cost for buyers who expect to move within a decade.
